What this replaces

  • The open house is confirmed on Thursday and there is no time to have anything designed before it matters.

    Filling in a date, a time and an address takes minutes. The asset exists the same afternoon the viewing is confirmed, which is the only window in which it is worth anything.

  • The post says the address, and nothing about why anyone should get in a car on a Saturday.

    The neighbourhood templates make the case a photo of the kitchen cannot: the schools, the transit, the walk to coffee. Buyers choose a street before they choose a building.

  • Nobody knows who they are turning up to meet, so the viewing recruits the property and not the agent.

How to promote an open house on Instagram

  1. 01

    Put the time and address on screen first

    The open house card is built around them. Everything else on the post is optional; a viewer who scrolls past without the day and the time got nothing from it.

  2. 02

    Argue for the street

    Add a neighbourhood reel or grid with the three things about the area you would say out loud on a viewing. Type them in — nothing is pulled from a map service, so the claims are yours.

    Sign it

    Apply your brand kit and finish on the agent intro card so the person who turns up already knows your face and your name.

    Export and post it twice

    MP4 at 9:16 for Stories on the Thursday and again on the Saturday morning, GIF for the invitation email, and the same file boosted as a local ad if the property justifies it.

Instead of what you are doing now

  • A photo of the listing with the time typed in the caption

    The time in a caption is the time nobody reads. On a Story it is not even shown. Putting the day and the hour on screen is most of what these templates are for.

  • The portal's own open house listing

    Keep it — it catches people already searching. It does nothing for the people on your feed who were not searching this week, and those are the ones an open house is trying to reach.

  • A designer on a per-asset fee

    A viewing confirmed on Thursday cannot wait for a round of amends. The economics do not work either: this is a graphic with a two-day shelf life.

How quickly can I get an open house post out?

Minutes. It is a date, a time, an address and a chip that says how to RSVP. If your brand kit is already saved there is nothing else to set, and the export is an ordinary MP4 you can post from your phone.

Can I show the neighbourhood without stock footage?

Yes. The neighbourhood templates are typographic and take your own photos in the media slots. Nothing pulls from a map service and no claim about the area is generated — what is on screen is what you typed, which is also what makes it defensible.

Do I need to make a separate version for Stories?

No. Preview at 9:16, 1:1 and 4:5 in the editor and export the ratio you need. The vertical templates were authored vertical, so a story is not a wide comp with its sides cut off.

Can I send one of these in an email invitation?

Export GIF. An email client will not play a video inline but it will animate a GIF, which is why a moving open house time in a mailshot is always a GIF. Keep it short and it stays small enough not to hurt delivery.

Can I reuse the promo for the next viewing?

Reopen it, change the date and the time, export. That is the loop these are built around — an open house is the same post most weeks with two fields changed.
